For most Indian property buyers, the first conversation with a broker happens on WhatsApp. Families shortlist in the evening; brokers spend the day on site visits. The gap between the two is where enquiries go cold — a buyer who waits for a reply often messages the next broker.
An AI assistant on your WhatsApp Business number can close that gap. But not every “WhatsApp bot” is good for your business. Here is a plain guide to what a good one does.
1. It replies in seconds — in the buyer’s language
Speed matters most when you are busy. A good assistant answers at 10 pm and during your site visit. In India that also means language: buyers write in Hindi, English and very often Hinglish, in Latin or Devanagari script. The assistant should reply in the language and script the buyer uses, not force them into English.
2. It answers only from your listings
The biggest risk with AI is invention. An assistant that guesses a price, a carpet area or a possession date can cost you a deal and your reputation. Insist on an assistant that answers only from listings you have approved, and that says “I’ll check with the broker” when it doesn’t know.
3. It qualifies, so you call the right people first
Budget, timeline, BHK and locality are the questions every broker asks on the first call. An assistant can ask them in the chat, so you know who is serious before you pick up the phone, and each lead arrives with a short summary.
4. It turns chats into site visits
A chat is not a deal; a site visit is the next step. The assistant should offer slots only from the times you set, and hand you the request to confirm — never confirm on your behalf.
5. It is honest about being an AI
Buyers deserve to know who they are talking to. A good assistant says in its first message that it is an AI assistant working for you, and how to stop the messages. When a buyer says “STOP”, it stops.
6. It uses the official WhatsApp route
Businesses can connect a WhatsApp Business number to the official WhatsApp Cloud API from Meta. Meta has to approve the number, which usually takes a few days.
7. It never messages people who didn’t ask
Replying to a buyer who messaged you is very different from sending promotions. Promotional messages and calls in India need the buyer’s opt-in and a sender registered under TRAI’s DLT rules. See our guide to DLT and DND rules for property calls.
How Meenira Realty does it
Meenira Realty is built on these rules: it replies on your WhatsApp Business number in Hindi, English or Hinglish, only from listings you have approved, asks budget, timeline, BHK and locality, offers visit slots from the times you set, and hands you the lead with the full chat. It replies only to buyers who message you first. See how it works.
